Septic Site Visit — Field Brief

Site-visit handoff · estimate already received · the septic team will draw the plan · concept stage, not for construction
The project in one line: two park-model cabins (~399 sq ft each, ANSI A119.5) operated as short-term rentals, sharing one aerobic system. An estimate is already in hand, and the septic team will draw the plan. This sheet is a visit handoff — pins, soils context, and the open classification question. Soil evaluation still governs the permitted plan.

Septic field — center32.1028411, -95.9405680West end of the rear lane, flat ground, about 411 ft
ATU / low corner32.1028497, -95.9405904Low corner of the field, about 410 ft
Unit 2 (west cabin)32.1026696, -95.9403135West cabin of the two; pad about 414 ft
Unit 1 (east cabin)32.1025200, -95.9397099East cabin; pad about 418 ft
Mid-east entrance (only vehicle entry)32.1023598, -95.9383961Midpoint of the east PR 5204 frontage in the local frame. Provisional pending a staked survey. No northeast spur.
Water meter (utility, no well)32.1023051, -95.9383922About 20 ft south of the mid-east entrance, not on the gate. Public water, not a well — so no septic-to-well separation applies. Provisional pending a staked survey.
Power pole (UG power origin)32.1024145, -95.9384001Oncor distribution pole about 20 ft north of the mid-east entrance. Provisional pending a staked survey. Not the 69 kV transmission line.
Field, ATU, and unit pins above are survey-registered to ±5–8 ft. The entrance, meter, and power-pole rows are placements in that same local frame (midpoint of the ~182.6 ft east line, then 20 ft along the frontage) — provisional until a staked survey. Flagging tape will mark the field center and the trench line on the ground (GPS drifts under the canopy).

Notes for the septic plan

The sizing question that matters most

How does Henderson County classify park-model RV rentals under TCEQ Table III — as an RV park (~50 gpd/cabin → ~100 gpd for two) or as dwellings (~225 gpd each → ~450 gpd)? It roughly quadruples the field size. The cabins are ANSI A119.5 park models on rented pads, which we believe fits the RV-park definition. We'd value your experience with how the county actually treats this.

The shared utility corridor — separation question

The current site plan shows a joint utility corridor (one construction dig) behind the row from the mid-east entrance to the ATU for power, potable water, and the gravity sewer trunk — not pipes in contact. Underground power originates at the Oncor pole about 20 ft north of that entrance; the water meter is about 20 ft south of it (not on the gate). Both join the corridor there. What the plan shows: trenches in the shoulders on either side of the rear crushed-concrete road (not under the road, and not under PR 5204). Power and water share one shoulder; gravity sewer runs in the opposite shoulder. Cleared corridor about 19 ft (about 13 ft of road plus a few feet of shoulder each side) so water and sewer can stay in separate trenches with about 9 ft clear across the roadway; alternate special-construction corridor if the §290.44 closer rules apply. Wet trench bottoms ≥18 in; power/spare ≥12–18 in. Install order: sewer (deepest) → water → power/spare → warning tape → backfill. Reading of 30 TAC §290.44 on the plan: prefer 9 ft separation, parallel lines in separate trenches; if tighter: sewer ≥150 psi, water ≥2 ft above / ≥4 ft horizontal; water cover ≥24 in; water ≥10 ft from spray field; OSSF Table X note 5 → Chapter 290 for crossings. Does the septic plan need different widths or separations? Power per NEC Table 300.5 and Oncor.

Questions for you

  1. Can you do the site/soil evaluation (profile or borings) on this visit?
  2. What setbacks would you look for here — from the cabins, property lines, and the creek/channel to the west? (Water will be utility, not a well.)
  3. Field footprint at the likely classification, plus any reserve area you'd want?
  4. Your role and the path: evaluator, designer, installer — and the permit timeline through the county?
  5. Is an aerobic maintenance contract usual, and what rough annual cost should we expect?
  6. Anything the septic plan should account for at this location?
